NBA Legend Tony Parker’s Texas Mansion—With Its Own Private Waterpark—Slides Back Onto Market for $20 Million
There are homes, there are estates, and then there is NBA legend Tony Parker's extraordinary Texas property, which has made a very bold return to the market—complete with an iconic private waterpark and a new elevated asking price of $20 million.
At first glance, you would be forgiven for mistaking the aptly named 9 Rue Parker in Boerne, TX, for a modern fortress, such is the extraordinary size of the Mediterranean-style mansion that sits at the heart of its 53 acres.
But a closer look at the not-so-humble structure, which has bounced on and off the market several times since 2022, reveals it is, as its dedicated website states, "not just a residence" but rather a "private resort, a legacy property" and a waterpark all rolled into one.
Located behind a 24-hour manned gate inside the luxury community of Anaqua Springs Ranch, visitors must travel up a long tree-lined drive to reach the one-of-a-kind dwelling, which boasts a 13,297-square-foot main stucco residence with traditional clay-barrel roof tiles and elegant archways that welcome guests in.
However, while the primary structure on the Parker estate certainly has plenty of appeal, it's what's outside the home that really counts in this case: specifically the array of theme park-worthy amenities, including one of the Lone Star State's largest private water parks, complete with speed slides, lazy rivers, waterfalls, grottoes, and a diving platform.



Designed by Keith Zars, the same man responsible for the water features at the Six Flags Fiesta Texas theme park, the water park rivals many attractions that are open to the public.
The personal eight-pool installation is said to have taken 59,000 man hours to complete, according to reports, and required the use of 2,100 gallons of concrete and 13,000 pounds of steel.
Should slipping and sliding around the waterpark not appeal, deep-pocketed homebuyers may wish to move on to the private tennis court, the sand volleyball court, or, perhaps, the nearly 6,000-square-foot "professional gym complex" with a basketball court, arcade, and locker room.
Better yet, a stroll around the herb garden and fruit orchard, or a trip to the private "tortoise habitat" that can also be found on the grounds.
As for the main residence, the property—which is listed with Erwin Nicholas, who is also known as Mr. Real Estate—is described as a "sanctuary" that was "designed for grand-scale entertaining and elevated everyday living."
Beyond its impressive exterior, the home’s interior is equally layered in luxury—from the soaring ceilings and walls of glass to classic finishes that include Venetian plaster, travertine, and marble.
The main residence features six bedrooms, five full bathrooms, four half bathrooms, dual offices, a library, a media theater, a meditation suite, and even a barber studio.
The primary suite is hailed as a "haven of luxury" and includes a private terrace, spa bath, and custom walk-in closets.
A spacious kitchen with an adjoining catering kitchen anchors the main residence, while a 1,500-bottle wine room offers dedicated magnum storage.




The property also comes with a four-bedroom, three-bathroom guesthouse, which "mirrors the same level of sophistication" and even boasts its own laundry area, full kitchen, and a two-car garage.
However, despite all those amenities, the Parker estate has struggled to find a buyer and has bounced on and off the market multiple times over the last few years.
Before its latest relisting, which went live Sept. 17, the home was last on the market in July for the much lower price of $16.5 million.
At that time, Parker, 43, who was born in Belgium, told the New York Post that he had wanted to create a home where he would be able to host his friends and family, while also creating many wonderful memories.
"I like to host and when my friends come from France, you know it’s a long flight, so I wanted a place where they can come for long stays," he said.
Thus, 9 Rue Parker was born—around five years after Parker made his NBA debut with the San Antonio Spurs.
In the years since, Parker has become known as a true NBA great, helping the Spurs to win four NBA championships, before moving to the Charlotte Hornets for one season, then retiring in 2019.
And, having achieved his goal of making memories and spending time with loved ones, Parker explained that he is ready to pass the property on to a new owner because he is spending more and more time in France, where he is a majority owner in the basketball team LDLC ASVEL.
